Ok, this is my first rant and hopefully a little help for home sellers. I review the MLS daily to be kept up to date on what is happening in the area, any best buys that may come along and honestly I just like to look at the houses. But one thing I don't like to see is comments from listing agents that give away the farm.
I get the market is slow and sellers are getting anxious and want their homes sold but when I come across terms like the one noted below, I often wonder, who are they benefiting the home seller or buyer? What comes to mind..... Negotiations 101: Never show all your cards up front.
Below is an example of some recent comments I have come across lately, no editing provided.
PRICE IS REDUCED $30,000 TO SELL!!! $100,000 BELOW OTHER COMPS!!! RELOCATION FORCES SALE. SELLER WANTS HOUSE SOLD NOW. MAKE ANY OFFER!!
Motivated owner has moved out of state and is very anxious to sell.
Reduced again for an offer - ALL OFFERS CONSIDERED. Sellers have relocated and need this sold NOW!
SELL IT - OWNER'S MOVED ALREADY - MAKE OFFERS - EVERYTHING NEGOTIABLE
Seller is anxious to hear your offer. Her last transaction fell through escrow. She has since closed escrow on her new home and now has two mortgage payments. Be creative, write an offer
****3% COMMISSION*****GO DIRECT*****SELLER PREFERS TO GET OFFERS AND NEGOTIATE -VS- JUST LOWERING THE PRICE*****
Seller is extrememly motivated. Has moved to new home. (=2 Mortgages!)
Seller is extremely motivated and will entertain ALL offers. If your buyer needs closing cost I AM THERE FOR YOU *********
Just Fell Out Of Escrow . . . Submit All Offers. Sellers Have Bought Another Home And Need To Move Now! Sellers Are Very Motivated
And my all time favorite (not!) HELP ME SALE THIS HOUSE THE SELLER IS DRIVING ME NUTS! BRING ME AN OFFER AND I WILL TRY TO GET IT THROUGH.
Future home sellers as you search for an Agent to help you sell your home make sure to know their complete background. Ask them for copies of the last Agent MLS sheets. As well, what are their true success numbers: Listing to sale price ratio, average days on the market, percentage of closed sales, etc?
In addition, as you hire a professional Realtor® trust they get you want to sell your home at the least expensive way you/they can. If agents don't work hard to negotiate what you'll pay them, imagine how hard they will negotiate on your behalf and I am just saying you can bet you'll probably see a few comments similar to the above.
Remember, anyone can help you sell your home, but a true professional is going to ensure your best interest is always being looked after.

I have one... sellers recently got in a fight and are contemplating divorce. Husband moved out. Easy to show. Wants offers... Ummmmm NO.
Seriously, i agree that verbage is NOT to be misused. Let the numbers do the talking. No need to reiterate motivation on a 30k price drop of a 250k house. We get it and so will the buyers.

Funny and sad at the same time. Are these remarks available for the public to see? Or just other agents?
Kelly some people are just desperate right now but the comments made on the MLS system, even agent remarks should be approved by the seller.

Nancy - Unfortunatly, some of these comments are on the public side but most just to us agents. I like the way Mike notes it above, let the numbers speak for themself.
James - Agreed there is desparation out there but do these comments help or hurt that impression.

When I served on the OCAR Board, we saw some amazing things agents would put into the MLS PUBLIC remarks, such as "home not available between 2-5, two latchkey kids home alone during that time" and "single female requires 2 hour notice because she lives alone, works nights and sleeps during the day." Unfortunately, I am not kidding. Sometimes you just wonder how some of these people got a licence and are running around loose on the street...

Great post Kelly. The comments amaze me on a daily basis. I see "vacant" in the public comments and/or pictures and it screams "open target!".
Kelly, I see similar comments in the listings and am astounded by what some agents are writing in the comments.
