It is so important to list your home at a realistic price

Here are some tips on selling your home in this current Tampa Real Estate Market

Home Values are still declining. Your property needs to be listed at a price that current home buyers will look at. Buyers are Buying, however they are looking for a steal. The buyers shopping are savy and are extremely aware of the financial market and the housing market. They are needing a reason to buy your house. It has to make financial sense to them.

The extras that you paid for when you built or updated your house are very special to you, and they may really appeal to someone who looks at your house to possibly purchase it. But they have to be in your house to appreciate these upgrades and extras. Price is what will draw a buyer to the house that you are trying to sell.

Let me paint a picture of what will happen if you don't get realistic with your selling price...Unfortunately, if you overprice the house that you are wanting to sell, then buyers will not "come a looking" at your beautiful home. Prices continue to fall, then you consider a price reduction, but not a steep enough price drop. Prices continue to fall, again you missed that wave of buyers that may have fallen in love with your well priced home. Things will turn around, but it is very difficult to predict when this will happen. Real estate is cyclical in nature. Right now, we are in a serious Buyer's Market.

Here's an idea, ask your realtor to order an appraisal in order to verify what the home is really worth in today's market.

We all need to be realistic when we are looking to sell. The Bank owned homes and shortsales are your competition. The mortgage industry is tightening up. That could mean less buyers will be in the pipeline. Now is the time to act and put an attractive list price on your home.
