If you are considering a real estate short sale don't be so concerned with the sales price. If yo end up selling your home you are not going to walk away with any proceeds because you are short selling your home. The short sale process is so different then a typical sale and you need to be more open to setting a much lower listing price to attract a buyer. You need to know that your lender wont consider a short sale if you don't have an offer and if you don't have a aggressive sales price you wont get any offers. You walk a very fine line when you are trying to determine what you should sell your home. You definitely need to be much more aggressive and attract as many offers as you can so take it easy on the sales price. Ultimately your lender will decide what purchase price they accept so be aggressive.
Typically, when we take a short sale we make it very clear that if the home owner isn't willing to set a aggressive sales price it wont make sense to take the listing because you will spend countless hours marketing a home that wont sell in a difficult market. When you look at the real estate market as a whole the property that is being sold is being offered at very aggressive prices.

Don't fall victim to so many of the real estate / foreclosure scams that are out on every corner of every street. This scam artist did nothing more then deed the property over and proceed to rent the property out for the next 6-8 months while he collected the rent payment every month of $2,200 and never made a single payment.
If you are faced with a difficult situation make sure you take some time to explore all of your options. If you think a short sale may be the best option available, deal with a realtor that has experience dealing with short sales. Don't fall victim to inexperience!!!
