"We're negotiable." This is such a very familiar phrase these days. Those two words can have a very different meaning when the seller's asking price is far beyond market value, according to what has sold in the recent past or is now currently being marketed.
I speak to every homeowner I run across who is attempting to sell FSBO in my market. Currently, of the four I am speaking with, three are from $30K to $125,000 overpriced from where they should be to be competitive with current inventory or at least at market value.
So here's what "We're negotiable" will translate to in "buyer-ese" and to other Realtors® in that community...
"The homeowners don't know what's going on in the market."
"We're (the sellers) basing our asking price on a house that sold on our block one year ago." (An entirely different market)
"We think buyers aren't all that intelligent and will be dumb enough to approach us with an offer."
Here's a news flash. The only time the words "we're negotiable" are remotely effective, is when the home is being marketed at or very close to current market value. That means, if you were to look at every single home on the market within that Township or niche (lakefront for example), with the same amenities as the subject home, your home would be close to or at the other asking prices.
To state that you're "negotiable" when your price is way out of wack with reality, is exceptionally insulting to the buyer and translates to a case of "another greedy seller with a 2005 mindset." I work with buyers all the time and these are exactly or very close to their parting words to me as we walk away from the home.
Pricing your home for sale is the most important exercise you can perform. In a market where real estate values have been dropping in the past at .05% per month and with the deepening fiscal crisis, will soon drop at 1% per month, what the homeowner is doing is throwing away their equity with each passing day they market their home at an unrealistic price.
The words "we're negotiable" is not a miraculous panacea will bring offers to your kitchen table any time soon. The only time being negotiable is of any value is when the starting point is reality based...otherwise, it's just a waste of your valuable time and equity.

The Jefferson Township Museum will continue its tradition of opening the first weekend of December for Museum Christmas.
This year, with the theme of "A Gingerbread Christmas", the charming 1870's building will be decorated with gingerbread of all kinds.
Hand made ornaments and room decorations will fill the Victorian home. Music played on the antique parlor melodium throughout the celebration, guided tours given by costumed historical society members, and gingerbread cookies and handcrafted ornaments will be offered.

Dear Sirs,
"Almost a year and a half ago I bought a fix- me-up home in West Milford, NJ. It was to be an invest to "flip." The home cost more than $240,000. The real estate agent said if I put in $20,000 and three months work, he could sell it for about $360,000.
After SIX months work and $40,000, the same salesman said he could get $330,000. I signed a six months contract. In that time he brought in his friends for a clean up for $150. I got a bill for $300. He wanted to bring in a crew to landscape the property for another $800. I did it myself for nothing. I was spending more than $2,000 a month in mortgage and building material payments. I was desperate.
Twice he said he had the house sold. Once for $300,000. That fell through he said. Another sale went down the tubes on the way to signing the papers for $280,000. I never met or saw a buyer.
With one month left on the contract, a friend at work recommended I talk with Antoinette Scognamiglio. I called her and explained my situation. Antoinette volunteered to look at the house and make suggestions that might help sell the house. Antoinette came to the home on her own time, offering to help me make some changes even though there was nothing in it for her. I did as Antoinette suggested and still my real estate agent could not get anyone interested. When the contract expired, I signed with Antoinette.
Antoinette went to bat and made up brochures, put the house on the internet, put flowers around the property and held an open house.
The real estate market had peaked four months earlier, and it was going to be a long haul. Not with Antoinette. She had the house sold for $286,000 in ten weeks in a soft market.
At the time of the sale, my bank account was down to my last $81 -- eighty one dollars.
Antoinette sold my house, saved my credit and made a friend for life."
