"We're Negotiable" (If Not Slightly Loopy)

"We're negotiable." This is such a very familiar phrase these days. Those two words can have a very different meaning when the seller's asking price is far beyond market value, according to what has sold in the recent past or is now currently being marketed.

I speak to every homeowner I run across who is attempting to sell FSBO in my market. Currently, of the four I am speaking with, three are from $30K to $125,000 overpriced from where they should be to be competitive with current inventory or at least at market value.

So here's what "We're negotiable" will translate to in "buyer-ese" and to other Realtors® in that community...

"The homeowners don't know what's going on in the market."

"We're (the sellers) basing our asking price on a house that sold on our block one year ago." (An entirely different market)

"We think buyers aren't all that intelligent and will be dumb enough to approach us with an offer."

Here's a news flash. The only time the words "we're negotiable" are remotely effective, is when the home is being marketed at or very close to current market value. That means, if you were to look at every single home on the market within that Township or niche (lakefront for example), with the same amenities as the subject home, your home would be close to or at the other asking prices.

To state that you're "negotiable" when your price is way out of wack with reality, is exceptionally insulting to the buyer and translates to a case of "another greedy seller with a 2005 mindset." I work with buyers all the time and these are exactly or very close to their parting words to me as we walk away from the home.

Pricing your home for sale is the most important exercise you can perform. In a market where real estate values have been dropping in the past at .05% per month and with the deepening fiscal crisis, will soon drop at 1% per month, what the homeowner is doing is throwing away their equity with each passing day they market their home at an unrealistic price.

The words "we're negotiable" is not a miraculous panacea will bring offers to your kitchen table any time soon. The only time being negotiable is of any value is when the starting point is reality based...otherwise, it's just a waste of your valuable time and equity.

Christmas in the Village at the Jefferson Museum ~ Oak Ridge, New Jersey

The Jefferson Township Museum will continue its tradition of opening the first weekend of December for Museum Christmas.

This year, with the theme of "A Gingerbread Christmas", the charming 1870's building will be decorated with gingerbread of all kinds.

Hand made ornaments and room decorations will fill the Victorian home. Music played on the antique parlor melodium throughout the celebration, guided tours given by costumed historical society members, and gingerbread cookies and handcrafted ornaments will be offered.

Outdoor entertainment and refreshments will again take place on the banks of Russia Brook. There is no admission.
