I am happy to report that after three months on the market, my listing in Marietta, GA received THREE 
offers last week -- with offer #4 pending.
Of course, my sellers are absolutely thrilled. They worked so hard remodeling their home over the last five years and were honestly the "perfect" clients.
When I shared this news with friends and family over the Thanksgiving holiday, their only response was "Multiple offers in THIS market???"
They were truly blown away.
I told them this is not an uncommon occurance and that that this the 6th time this year that I was involved in a multiple offer situation -- three times as the listing agent and three times as a buyer agent.... but I still don't think they believed me.
On this particular home, I think that we received multiple offers for several reasons:

Here is a GREAT example of how a kitchen could be transformed with a can of paint, new hardware and a few of my staging materials).

By painting the cabinets white, it really opened up this smaller (dark) kitchen and added quite a bit of light to the room. Because the dishwasher and stove didn't match, by painting the cabinets white, it also helped to blend the stove in with the cabinets / counters.
In a VERY competitive market, we were able to sell this home in about 60 days.

Decatur GA - Holiday Events -Decorate Decatur Community
Grab your outdoor lights, garland, luminaries and other holiday decor and get ready for the "Decorate Decatur" Contest!
On Sunday, December 14th, judges will drive through Decatur and pick their 10 favorite homes, as well as one favorite business and one favorite neighborhood. There will also be one "overall" winner that will receive the Commissioners Cup from the Decatur City Commission.
If you are planning to join in on the fun, all you have to do is pull the decorations out, flip on the lights and call 404-371-9583 to give your address and alert the Decatur judges that you will be participating in the contest.

Every week or so, I look at the list of all the Atlanta foreclosures and I was amazed at some of the prices! You can buy a gorgeous 3 bed / 4 bath condo in the heart of Castleberry Hill for $749,000 or a 2 bed / 1 bath condo for $4,997 on Memorial Drive in the Edgewood / East Atlanta area.
Please note that I haven't been in all of these homes, and you need to proceed with caution if you are interested in any of the Atlanta condos that are listed at an exceptionally low price. I highly recommend working with a real estate agent (a Buyer's Agent) when purchasing a foreclosure property.
