Average Sales Price: $220,975
Average Sold Price Per Sq. Ft.: $133.11/sf
Median Sold Price: $220,900
Low Sales Price: $195,000
High Sales Price: $244,900
# of Sales: 61
Average # of Days On Market: 39
Solds In Springlake from 11/20/07 to 11/20/08 reveal:
Average Sales Price: $222,186
Average Sold Price Per Sq. Ft.: $136.13/sf
Median Sold Price: $220,000
Low Sales Price: $195,000
High Sales Price: $250,000
Average # of Days On Market: 41
# of Sales: 50
Overall within Springlake, the market direction appears to be stable. While the average sales price has increased by +$1,211, the median sales price decreased by -$900. But, the average sold price per sq. ft. increased +$3.02/sf. Considering the recent "The Advocate" newspaper stating a decline in Baton Rouge Home Prices, this decline doesn't appear to apply to Springlake At Bluebonnet.

Therefore, based on the median sale price barometer (the barometer used by the NAR National Association of Realtors) within Brandon Hollow Townhomes and Condos, the market direction appears to be increasing. Between these 2 periods, the average sales price increased by +$7,258, average sold price per sq. ft. +$5.36/sf and median sales price increased +$6,850.

Land O' Lakes Subdivision has a very strong FSBO (For Sale By Owner) Presence.
According to MLS, Turn-over In Land O Lakes S/D has been relatively low. There were no MLS sales in 2007 and only 2 so far in 2008. Land O Lakes has a total of 56 lots and is improved with a variety of 41-50 year old housing styles and sizes from approx. 1,000sf up to 2,232sf, a 1,232sf variance.
However, my study of Legal News reports 10 total sales from 1/1/2007 to 10/29/2008, ranging in prices from $71,000 up to $261,000 and only 2 of these 10 sales were sales listed by Realtors in the MLS system. It appears that 80% of sales in Land O Lakes S/D were FSBO.

Average Sales Price: $139,250
Average Sold Price Per Sq. Ft.: $115.95
Median Sold Price: $139,250
Low Sales Price: $131,500
High Sales Price: $147,000

# of Sales: 2
Listing Price To Sales Price Ratio: 100.00%
NOTE: However, there are 2 Active MLS Listings In Land O Lakes for $174,500 for 2232sf listed 9/8/2008 and $249,900 for 2,200sf listed 10/27/2008. There are also 2 current FSBO listings on www.fsbobr.com for $254,000 for 2120sf and $169,900 for 1605sf. So, obviously, the average sales price is higher than just $139,250. The average of all 2007/2008 sales prices was $145,537. The median sales price in same period was $133,650. However, this was a time period when generally the smaller homes were selling. Due to convenient location, the two (2) 2008 sales in Land O Lakes sold in under 15 days.

High Sales Price: $214,500
Average # of Days On Market: 71
# of Sales: 6
Therefore, based on the median sale price barometer (the barometer used by the NAR National Association of Realtors) within Greenbriar Hollow, the market direction appears to be increasing. However, there are 2 sections of Greenbriar Hollow S/D, the older (with homes in the 15-20 yr old range) and newer section (homes in the 5 to 12 yr old range). In the first period between 11/06 to 11/07, there were more of the older homes sold. In the more recent period, from 11/07 to 11/08, there were more
homes sold in the newer section with higher sold prices per sq. ft. So, Yes, the average sales price, median sales price and sold price per sq. ft. all have risen during the past year. However, if one wants to know specifically how much of an increase, one has to divide the both sections and study them independently. The 15-20 yr old homes aren't selling for as much as the newer homes in Greenbriar Hollow.

Below is 2 recent charts I completed reporting on the 2008 solds within South Point Subdivision Year To Date. According to the GBRAR MLS, there have been 36 sales in 2008 YTD, with one being an REO/Foreclosure sale. This REO was left out of the charting below. South Point data is presented with the permission of GBRAR.
The first chart shows the relationship between sales prices and living area sizes. The living area size are at the bottom of the first chart.
The second chart shows the relationship between sold prices per sq. ft. and living area sizes. The sold prices per sq. ft. are at the bottom of the second chart.

Also, Here's a Recent South Point Homeowner's Assocation Update:
"In response to a request/suggestion made by a homeowner that attendance at the annual meeting would increase if the meeting was held on a weekend in lieu of a weekend evening, we are proposing that the 2009 Annual Meeting be scheduled for Saturday, January 10, 2009, at 10:00 - 11:00 a.m. Research is currently underway as to whether there are any major sports events on that date/time which may cause an attendance conflict for many homeowners. We would greatly appreciate everyone's feedback as to whether a weekend meeting is preferable. Please email your response indicating whether you prefer to attend a Saturday mid-morning meeting.
Please note: effective with the 2009 year (Bylaws, Amendment No. 8, Art. 4), the Board of Directors will be comprised of five members.
