I did not post last week as you can tell due to the in-activity in the market. The the numbers you are seeing this week are for 2 weeks. So Eastwood actually had a total of 2 properties sell in 2 weeks. Not exactly a blockbuster time here, but pretty much par for the course for Eastwood.

There are a total of 11 properties within Eastwood that are foreclosures and there are still zero bank owned properties, yet we are expecting the bank to take a few, yet it is likely the bank will take about 4 to 6 weeks to actually put those properties on the market.

Avalon Park saw a little activity, or at least you would think, until you realize this post covers a 2 week time span. That being said, 2 foreclosures did actually make it to the closing table (see bold properties below), and one of them left 1 new homeowner extremely happy. To be able to purchase a home for $175,000 that was priced at $280,000 sure sounds fishy to me, but who am I to argue. Getting one more property off the market sure helps everyone out, and I am sure the appraisers will be scratching their heads over that one as well.

There are currently 177 properties listed in foreclosure and 18 bank owned homesnow available in Avalon Park. These list take minutes to produce, all you have to do is give me a call, or send me an email. My associate and I are usually quite accommodating when it comes time to schedule showings as well. Typically with 1 days notice we can get into most of the properties with little to no hassle.

There still remains 71 foreclosure properties that are for sale and 3 bank owned properties available in Waterford Lakes. Last week there were 77 foreclosures available, and my guess is that those failed to sell and are now expired and waiting on the bank to secure the home, or maybe they vanished and no longer exist. As you can see there was not a increase in foreclosures that went under contract, so I am confident we are just waiting on the bank to take them.
I do believe Waterford Lakes takes second prize this week with a 38% foreclosure to active for sale properties. Avalon Park still takes 1st place with a 45% ratio with its 177 foreclosures.

As you can tell from the 13 properties that sold the past 2 weeks, Oviedo did slow down, considering the 1 week ending 10/11/2008 there were 10 properties sold. None the less, nothing to cry about
There are still 137 foreclosures for sale despite the 2 that sold and are noted below in bold. There are also 29 Bank Owned properties still available in Oviedo. Bank owned homes are usually quick to close if needed despite the excess disclosures that banks make you sign, just telling you they have no knowledge of the home and you typically buy them AS-IS with no warranty. But if the homes are recently built, a good home inspector can help determine if there are any issues to be seriously concerned about.
