Spring Real Estate market a BLOOM is in the air!, Lees Summit Real Estate, market update

Like most Realtors, it has been a LONG winter for the Nichols/Ersery Home Team.

The mortgage meltdown may not have hit the Kansas City or Jackson County real estate market as hard as it did my friends on the east coast, but knowing that still did not make it any less painful.

Two weeks ago I was looking forward to another slow week. Not that I wanted to be slow, but my children's Spring Break was coming and I thought I would spend some quality time with the kids.

Then BOOM or BLOOM, it warmed up and every lead I had been chasing for months called and wanted my attention...NOW!

Isn't that the way it is? For the past 11 years, I haver joked with my wife that all i need to do when things got slow was schedule a vacation.

I listed four homes this week and have two more appointments next week. I even wrote an offer on a HUD property in Independence and I actually think my client is going to win this one!

Traffic to my website is up... way up! Already this month over 2500 unique visitors. We had 35 people register on our website this week... and most actually gave working e-mail address. Oh, the tire kickers are sniffing around and that is a GREAT sign for real estate in Jackson County.

I have had this one home listed since November and I'm lucky to get two showings a month. This week? 7!!! Yes, that is a seven!

Could it be that buyers are starting to gain some confidence? Stay tuned, if I'm not too busy I'll tell you how next week ends up. It is supposed to get cold and may even snow again. Hopefully this wont drive those fickle buyers back into their hole for another 6 weeks!

I'll post our market stats in about two weeks and we can all see if this week was just a fluke for me or if the entire market is picking up.
