The financail markets had a nice recovery today Monday October 20, 2008. The mortgage backed securities started off for the fourth day in a row trading higher. The higher the Mortgage Bonds move the lower the mortgage rates go. The Federal Reserve chairman Ben Bernanke spoke today and it was very calming for the markets. We also saw stocks and treasuries having a good day.
Mortgage Bonds really spiked higher at the end of the day on news that PIMCO a Big Mutual fund that invests in bonds annouced it had more money invested in Mortgage Backed Securities than it ever had since 2000. This caused other players to start buying mortgage bonds. We had a very technically significant day because the 5.5% FNMA coupon and the 6.0% FNMA coupon both closed above the 200 day moving average.
We should see lower rates when lenders issue pricing on Tuesday morning. I am recommending floating as this momentum may continue and the bond may continue to rise. If you are closing in the next week you should probably lock your improvements now as we may see some pull back as traders take some profit.

The financial markets had another wild day today. The DOW Jones Industrial Average continued its impressive rally from yesterday going up nearly 400 pts before investors decided to lock in profits and caused a sell off that saw the DOW close down 76 pts. The mortgage bond market opened lower than it closed on Friday. Friday was a bad day for mortgage bonds and rates and today was no different. The bonds rallied early and appeared to have hit a bottom but then news of possible Fed Rate cut at meeting at end of October caused a sell off in bonds because fear of inflation.
The Feds announced plan to spend $250 billion to buy preferred shares of major banks and delievered its plan to help open up the commercial paper market.
Delaware Mortgage Rates saw lenders re-price late in the day for worse as the mortgage bonds sold off. My advice has been to lock in your rate as soon as you get a deal because there seems to be no bottom to the bond market at the moment. Rates have climbed to the highest they have been all year.

The mortgage market along with the rest of the global economy suffered on Friday as Bonds, Stocks, and everything else except gold experienced huge losses. Mortgage backed securities sold off and broke through a support at the 200 day moving avergage for the 2nd day which is a strong technical signal that rates are going to continue to get worse.
The Bond market closed early on Friday at 2:00 PM and Mortgage Bonds lost 100 bps. This has pushed rates all the way up close to 7.0% on an FHA loan.
My advice is to LOCK to your loan because all signals say in the short term rates are getting worse.
