My 100th Post - To My Dad, My Son & My Brother On Veterans Day


Veterans Day 2008It is a privilege and deep honor to write my 100th post today on Veterans Day November 11th which is also celebrated in other parts of the world as Armistice Day or Remembrance Day marking the anniversary of the signing of the Armistice that finally ended World War I at the eleventh hour of the eleventh day of the eleventh month.

It is a day to pay our respect and say thank you to all of the men and women of our Armed Forces around the world who are currently serving and to those who served and sacrificed in years past so that we may enjoy the liberty and freedom we hold so dear today.


I especially want to say thank you and send my love to my Dad who served during World War II, my brother Dave, a member of the Connecticut National Guard who returned home last April from a one year deployment in Afghanistan and is expected to deploy again in early 2009 and to my son Bob who is in the U. S. Army and has served two tours in Afghanistan and Iraq.

Jefferson Woods Branford Connecticut Market Report October 2008

There are currently ten condominium units for sale in the Jefferson Woods complex ranging in price from $131,000 to $204,500. They include s a one bedroom ranch style unit and nine two bedroom townhouse units

Branford CT Jefferson Woods Market Report September 2008

In the month of October two townhouse units sold in the complex. One unit sold for $170,500 and the second sold for $197,000. The average list price was 194,250 with an average sales price of $183,750. The average market time for these two units was143 days with an average sale price to list price ratio of 94%.

From January to October of this year a total of 15 condos have sold in the Jefferson Woods Branford Connecticut condo complex compared to a total of 19 condos that sold during this same period in 2007.

The average list price for January to October 2007 was $194,906 compared to $187,000 for 2008.

The average sales price for Jauary to October 2007 was $186,910 compared to $179,000 for 2008.

The average days on market for January to October 2007 was 62 days compared to 74 days for 2008.

The average sale price to list price ratio for January to October 2007 was 95% compared to 96% for 2008.

Comparing last year's data to this year, we are still experiencing a slight decline in both the average list price and sale price indicating a continued weakness in the current real estate market.
