Again in April 2008, Charlote remains the envy of the nation and only one of 20 markets that has consistent home value increases. We are typically ranging 3%-6% annual appreciation with steady resale times. South Charlotte is till averaging about 60-70 days on the market before sale. Of course, price and condition must both be solid, but the days on market give you a great indicator of our healthy market.
Even with the steady Charlotte amrket, still plenty of great buying opportunities. The biggest opportunities are in the luxury market. Homes over $600K are selling a great values and plenty of seller concessions. When you cross the 1 million price point, the buying opportunites get better. An over supply of homes and motivated sellers make it a historical buying period.
The luxury market isnt immune to foreclosure opr short sales. Currently several of your best subdivisions have several short sales and bank owneed luxury homes. Short sale processing times are longer, but often to great advantage to our buyers.
In the conforming loan market, homes with loans $417K, still some great buying opportunites and plenty of motivated selelrs willing to work with professional buyer agents on seller concessions to help make the deal work. Price reductrions and closing costs are the two most common.
Charlottes steady appreciation and active resale market still make it a great place to invest and enjoy this great city.
