Herriman Sales up 18.2 percent

Salt Lake Board of Realtors President Jillinda Bowers says a lot of the speculation and subprime lending that drove prices up is now gone.
"We just needed to re-adjust and narrow that gap between affordability and what people are earning," she said. She said we are seeing prices more like those from 2006 right now.
"Buyers aren't buying out of emotion right now. They are not driving by and saying, 'Oh, that's a darling house; I want it.' They are looking for a good deal," she said.
Utah County has been hit hard. Home prices there are down 6 percent. Davis County also saw a 4 percent decline.
Tooele County, however, saw a 1 percent increase in the median selling price. Some areas of Weber County also saw increases over the last year.
"While overall sales were down across Salt Lake County, some areas saw sales surge," Bowers said. "The Canyon Rim area saw sales climb 28.9 percent. In Herriman sales were up 18.2 percent. And West Valley City reported an 11.3 percent increase in single-family home sales."

Herriman, Capital of Short Sale?

Rumor has it that Herriman is the capital of Short Sales in Utah? Is that true? I don't think so, but we are going to see a lot more homes going under Short Sale due to a couple factors. Herriman had a lot of building especially starting in 2006 so if someone needs to sell their home they probably did a 100% mortgage at the top of the market. Also it is very hard to find a single family home for under 250K in Herriman, So depending on the house size, condition and location values might have dropped too low. But more than that Builders are starting to get desperate. I just wonder why they hadn't seen it a year ago when I had so many buyers wanting to buy, but the builders weren't willing to negotiate? New Landscaping Ordinance in Place

Herriman has finally adopted a new landscaping ordinance, remember that between your Cc&R's and the Herriman Ordinance, Herriman trumps! Below are some of the new regulations, always check the city website and your CC&R's as you put in your yard.

Landscaping shall include the treatment of the ground surface with live materials such as grass, trees, shrubs, etc. A combination of xeriscape plantings and decorative surfacing such as bark chips, crushed stones, etc. shall also meet landscaping requirements. Landscaping shall be groomed, watered and visually free from insects and weeds. Landscaping shall be maintained to minimize property damage and public safety hazards, and may not obstruct street lighting, sidewalks and traffic sight distance requirements.

This landscaping covers all front yards and the sides (basically if they can see it, it needs done)

Also part of the ordinance is all new construction needs to have the landscaping installed PRIOR to occupancy. That means no landscaping credit for you to put it in later.
