Tipp City Blizzard!

WOW! Enjoying the weather? It's definitely been a while since the Miami Valley saw such a winter storm. It was sorta nice (even though I am not a winter person) to see the snow. It was also sorta fun showing homes in this weather. It's amazing that nothing is stopping buyers in this great buyer's market! Tipp City Real Estate Market Update

We now have statistics for the month of February, 2008. Statistics are based on information obtained from the DABR. There were 24 new homes listed on the market in February with an average price range of $181,885 and average square feet of 1698. There were 4 homes sold in Tipp City in February with an average sales price of $212,925 and an average of 101 days on the market. Note that sales are homes that actually closed and transferred deed. There were 6 homes that went into contract and are currently pending. Typically these will close within 30-60 days after the pending date.

The bad news is that there were 9 homes that expired. "Expired" means that they were listed and did not sell. This is usually due to a couple of reasons. One is that unfortunately the homeowner chose the wrong agent to market and sell their home. Another reason is that the home was over priced. These homes were on the market an average of 256 days (OUCH!) with an average original list price of $255,711 and average ending listing price of $242,211.
