I noticed today that Fannie Mae and Freddie Mac are putting a stop to their home foreclosures from the end of November until the first week in January to see if some of these borrowers can qualify for a new loan modification program.
It's estimated that about 16,000 homeowners could have their home foreclosures stopped during this time. It would be interesting to see home many homes in logan utah would be a part of this.
Just wanted to share some thoughts on buying a condo or townhome for a rental investment property in Logan Utah. I've had 3 bedroom townhome in Logan for 2 years now as a rental......3 bedroom, 2 bath, 2 car garage.
The rent is currently $825 per month and we've never had an empty month in the whole two years. I've had decent to above average appreciation most of the time and the supply of renters has increased as of late. I've found that there is a good demand for condo rentals with garages and a low supply....hence the 100% occupancy over the 2 year period. My plan is to keep the townhome and another identical unit we're living in now as a rental for the next 10-15 years.
What are other peoples thoughts about townhomes as rentals compared to other typical rental such as a duplex or 4-plex? Please feel free to comment.
As of today, November 16, 2008, there are 48 homes for sale in Hyde Park Utah with an average price of $315,008 and an average Days on Market of 143.
There are only 6 homes under contract along with 47 sold homes year to date with an average sales price of $271,839. The majority of these homes sold have been around the $200K - $300K range.
