Cavanaugh Crossing - In The Shadow Of A Former Prison, Lorton Virginia

Harbor View For Boats, Convenience And Land

Harbor View is an established Lorton VA Community of 170 detached homes on ½ acre plus lots. The majority of the homes are custom built - no one builder dominated the area.

The boat storage facility and boat launch ramp on Massey Creek has direct access to the Occoquan River. Belmont Bay is one of 3 communities in eastern Prince William County that are a product of the new mixed-use concept that maximizes land use where land availability is limited. It is an attractive location along the Occoquan River as you cross over from Fairfax County east of US1. There are both town homes, detached homes and condominiums. The only new construction available for purchase is several condominiums, but there are resale town homes and detached homes.

October 2007 to 2008 Price Change Comparison Prince William and Fairfax Counties

The chart below demonstrates clearly that October 2008 versus October 2007 price reduction percentages were greater in Prince William County than they were in Fairfax County.

Are there speculations as to why this occurred? Yes, and that is exactly what they are - speculations. However, I believe there is one indisputable reason.

  • Home prices are normally lower in Prince William County than in Fairfax County
  • So a huge number of sub-prime loans were made in Prince William County
  • Home foreclosures, therefore, are higher in Prince William County
  • Lenders have a greater number of homes to sell in Prince William County causing asking prices to be lower than areas with fewer foreclosures such as Fairfax County

As a result, many people in Prince William County who do not have to sell their home are not putting them on the market - the market of homes for sale is weighted towards foreclosed homes.

There are price reductions in both counties, but the opportunity to make a "good deal" may be greater in Prince William County at this point in time

Additionally, the availability of VA and FHA financing makes Prince William an even greater opportunity for the military or civilian purchaser.

Reasons To Consider Lake Ridge Virginia As Your Home #5

TREES, TREES, TREES and SPACE BETWEEN MY HOME AND MY NEIGHBOR'S HOME

Newer urbanized communities have homes built much closer together than subdivisions such as Lake Ridge. In the case of Prince William County the newer subdivisions must set aside "open space", but it is normally adjacent to the subdivision and not where the people live - it is that part of the site where the land was unable to be developed for residential or commercial use. There is absolutely nothing wrong with that concept if that is what you prefer. However, for people who would rather have the feel of "Smalltown USA" then Lake Ridge is your "cup of tea". Of course if you prefer your "cup of coffee" we have our very own Starbucks.

Lake Ridge has 1,200 acres of undeveloped land amidst the developed land which provides a substantial amount of common ground. In the Lake Ridge plan the developer preserved as many trees as possible and also provided a substantial amount of separation between homes - in town homes the separation is to the rear of the home as opposed to the left or right side as is the case with detached homes

But wait, there are other reasons the might make Lake Ridge attractive to you

  1. SCHOOLS - they're important for families with children and also add value for anyone at the time you decide to sell
  2. COMMUNITY ACTIVITIES - a socially active homeowner's association
  3. SHOPPING - three shopping centers in Lake Ridge
