Favorite Tempe Arizona Hot Spots

I live in Surprise Arizona and know the West Valley...but, sometimes I get asked about other popular Arizona cities. Last night a good friend told me that she will be going to a concert in Tempe. Within a few seconds she asked if I had any favorite restaurants near downtown Tempe. I am writing my response to her via my blog because I frequently get asked this sort of question. Although I am not a connoisseur of restaurants, I do have a few favorite Tempe spots.

How to Successfully Buy a Short Sale in Phoenix Arizona

AFTER FIVE MONTHS OF WORK......I am closed a short sale yesterday! Many colleagues are asking, how did I do it when there is a first mortgage of $270,000, a second mortgage of $80,000, the property is being rented AND my buyer has offered $200,930?

  • I was in constant contact with the listing agent. Just placing the offer and waiting for acceptance will not cut the mustard. I had a verbal communication and written communication each week with the listing agent since the offer was accepted.
  • Both agents worked to the best of their abilities to the seller, lenders and buyer. It was a pleasure working with a professional who knew the short sale process since not all short sales agents are capable of negotiating, documenting and closing the transaction.
  • When the listing agent called for best offer, I suggested that the buyer to use his month and date of birth as the last three numbers on the offer. 930 = September 30th. Today I learned that the next best offer was $200,750. My buyer was able to purchase his first time property for a mere $180 difference off the next highest bid! Will it work again? - maybe.
  • The HUD statement submitted was accurate. I used a reliable First American Title escrow officer who is extreme proficient, competent and knowledgeable of the short sale process. The HUD statement was correct and did not require revision. This is critical since every revision requires going back to the bottom of the stack.
  • The buyer was patient. This buyer had time to wait and was patient with the entire transaction. It took five months but his patience paid off.
  • The buyer was pre-qualified. This is a first time buyer who selected a lending institution that was capable of closing in two weeks. I was in constant communication with the lending institution. The loan officer was aware from the time that the contract was accepted of the deadlines.
  • Sheer luck and the grace of God.

Hail Arizona...It's Raining

Arizona weather normally makes the news especially when it rains. Today we had a spectacular 15 minute storm that left an indelible impression on my client. I was driving west on Bell Road, about 10 miles from my Sun City Grand office. My client and I were talking about the area, shopping and things to do, we were totally engrossed in our conversation - kind of oblivious of what was happening until it happened.

It started raining! The rain seemed pretty heavy with a dark looming cloud overhead. It rained so hard that I had to pull aside at a local car dealership until it subsided but then the cloud unzipped! HAIL! LOTS OF HAIL! Then all hail broke loose! It's 80 degrees out and there is thunder, lightening and hail!

My client loved it! It was a short lived rain storm that didn't require a snow plow or scraping snow off the windows.

Arizona is truly a beautiful and unique state!
