Halloween
is just a couple days away and here are the some
of the fun and frightful events taking place on Friday, October 31:
Keiki Halloween Parade: Children in their costumes can participate in the annual parade which strolls down Front Street beginning at 4:30 at the corner of Papalaua and Front St. and ends at Banyan Tree Park. Front Street will be closed starting at 4pm. Children aged 12 and under are invited to participate in this family-friendly parade.
Pioneer Inn Costume Contest: Costume contest begins at 7pm for cash prizes. First place award is $500, second place is $300, and third place is $200. Gift certificates will be awarded for funniest and sexiest costumes. Admission is $5.

For the third quarter ending September 30, 2008, home and condo sales on Maui continued to decline. According to the REALTORS Association of Maui, sales of homes declined 7% while condo sales decreased 28% compared to the previous quarter. The number of homes sold in Kihei decreased only 2% from the previous quarter ending 6/30/08, while Wailea/Makena experienced a 20% decrease. Sales of condos in Kihei showed a bigger drop by 23% and Wailea/Makena experienced an 18% drop. When comparing year-to-date numbers, sales of homes on Maui decreased 21% and condos decreased 27% compared to the same time a year ago.
Although condo sales dropped, the median sales price of condos on Maui increased 7% to $570,000 from 1/1/08 through 9/30/08 compared to a year ago. In Kihei, the median sales price increased 5% to $415,000, while sales dropped 33%. The town of Wailea/Makena experienced a bigger increase in median sales price by 91% with a median sales price of $2,350,000, though the number of sales dropped 9%.
For single-family homes, the median sales price on Maui decreased 7% to $594,500 from 1/1/08 through 9/30/08 compared to the same time a year ago. Kihei experienced a 6% drop to $718,489, while Wailea/Makena saw a median sales price increase of 13% to $2,425,000.
The inventory of homes and condos had grown considerably in the last 12 months, but leveled off in the last 2. The number of short sales and foreclosures in the marketplace is growing, which is contributing to lower prices.
For sellers, it is very important your home is priced competitively and staged well in order to sell. Buyers are looking for bargains and want a deal. If you don't need to sell, this may not be the right time as inventory is high and those who do need to sell are willing, if not forced, to accept a lower offer.
So it's great time to buy! This is the time to own your piece of Maui and take advantage of the abundant inventory at these great prices. Buyers who are looking for the bottom may miss out and regret not getting in when there was time to shop and compare. Interest rates are still low and buyers should be pre-approved for a loan before shopping around to get an idea of what they can afford.

It was a beautiful day for a snorkeling trip on Maui! My husband and I took our 17 month-old daughter on the Lanai Wild Dolphin & Snorkel Eco-Adventure cruise chartered by the Pacific Whale Foundation a couple weeks ago and we had a lot of fun! One of the highlights was watching the dolphins race and play in front of our moving boat (apparently dolphins must know not get too close!). The water was crystal clear which made it very easy to take great pictures of these amazing creatures. Once we got close to Lanai, however, we had hit some pretty rough seas, so our tour was diverted to Honolua Bay in West Maui where the snorkeling conditions were better. It was quite a bumpy ride on the way over, and my poor daughter suffered through a bit of seasickness, but as soon as we arrived at Honolua Bay and the rocking stopped, she was happier and so were we!

The view of the bay was beautiful and the water was a glorious shade of blue. The warm sun felt great on the deck of the boat where we relaxed a bit before gearing up for a little snorkeling in the warm ocean waters. I couldn't snorkel with my daughter, so I just put a lifejacket on her and swam with her a bit. She loved it and I had a great time too. It didn't take long to work up an appetite, so the barbeque the crew prepared for lunch hit the spot!
A little bit later we were on our way back to the wharf in Lahaina and fortunately, the trip back was much smoother, making for a more enjoyable ride! We all had such a great time and we can't wait to do it again.

The annual Maui Marathon takes place this Sunday, September 14. Considered to be one of the most scenic marathon courses in the world, the race begins at the Queen Ka'ahumanu Center in Kahului and runs along the beautiful coastline to the finish line near Whaler's Village in Ka'anapali. There is still time to register, and you have until Saturday at 6pm.
If 26 miles seems a little long, you can still register for the Half-Marathon, which takes place on the same day. The out-and-back course starts and finishes at the marathon's finish line near Whaler's Village and features the same scenic highlights as the marathon course.
And if you haven't trained enough for the 13 miles, the Maui Tacos 5k race takes place the following day on Sunday with a start and end finish in the Whalers Village. If one mile is about all you can handle, you're still in luck! The Run Forrest Run Front Street Mile race in Lahaina takes place Saturday at 3pm, sponsored by Bubba Gump Maui. This is a great community event that is fun for kids as well as the running elite.
