BP Realty Advisors current investment strategy reflects the view that certain real estate assets can be purchased at a risk-adjusted return that compares favorably to alternative asset classes, as well as to more opportunistic real estate investments. Our view is that the influx of capital into real estate has forced pricing on for opportunity transactions to increase beyond a point where returns can be made that are appropriate for the risk taken. The firm's investment focus is on properties in markets that possess long-term positive attributes, such as demand-perspective demographic trends and favorable supply conditions. Our current projects in Langley and Pemberton reflect these views.
We are active in selecting strategic land acquisition and development opportunities to capitalize on an imbalance between the supply and demand of space for a particular property type in specific markets, which possess proven barriers to entry.
We utilize a senior management team with 30 years of real estate experience and expertise to source and selectively acquire single asset investments, with an emphasis on strategically located assets with institutional quality potential. We focus on two primary strategies within single asset transactions:
Value Creation: We acquire real estate assets that have significant cash flow and residual value enhancement potential through creative and aggressive asset management, including targeted capital improvements, tenant lease-up opportunities and operating efficiencies.
Value Investing: We target the acquisition of real estate assets at a discount to their replacement cost or, in some cases, below their current market value.
These strategies allow us to acquire real estate assets that have significant cash flow and residual value enhancement potential through creative and aggressive asset management. We strive to achieve above average returns on a consistent basis for our investors - this is achieved by establishing exit strategies for each investment with the goal of allowing investors to realize capital appreciation within a defined holding period of approximately 36 months.
