Bay Island - Newport Beach

Bay Island is a private gated community located in Newport Beach. Located off the Balboa Peninsula, Bay Island has 23 private residences. These homes are actually a co-op, and each of the residents have access to the private tennis court, the garden area which is located in the center of the island, and parking for their vehicles which is off site. There is also a full time care taker that lives on Bay Island. Bay Island is impeccably maintained with beautiful and lush landscaping, and beautiful flower gardens.

Bay Island is very unique, as it is a pedestrian island - meaning there are no automobiles on the island. Some of the homes have golf carts to transport their supplies and groceries to their homes. Any supplies brought to the island must be carted in by hand, as there is no room for any vehicles with the exception of golf carts. This photograph (left) is of one of the homes located on Bay Island. This home is not for sale, however shows the incredible charm of Bay Island. Currently, there is one active listing on Bay Island which I previewed today. This home was remodeled in 1993 and has a large grassy area in the front yard which opens to the beach. This home has six bedrooms, and is very tastefully done. It is priced at $6,750,000. In this photo (below) from this home for sale, you can see the grass area which opens up to an expansive beach, and spectacular view of Newport Harbor.

Fall Season in the Newport Beach Area
In Newport Beach, while there are not many trees which have the changing of the colors, you can definitely notice the change in seasons in many ways. One way is that the sun is in a different position in the sky, and therefore the sunsets are different. In this picture, the sun is setting right over Catalina Island, and this photograph was taken from a home in Cameo Shores in Corona del Mar.

Also, in certain areas, such as Newport Shores in Newport Beach, the wild life is different. During spring and summer months, Newport Shores has blue and white Herons, ducks, seagulls and sand pipers just to name a few. During the fall, not only are those birds evident, but a beautiful white swan
comes for a visit. In prior years there have been two swans, but now only one comes back. Occasionally, I have seen swans in Newport Harbor. Also, during the fall and winter months in Newport Shores, the Pelicans will come and visit as well.
In Newport Beach, the temperature is of course cooler, but not cold as in other parts of the country.
Fall in Southern California has typically clear weather, however off shore winds also call the Santa Ana windscan be prevalent. This is view from a home in Crystal Cove with a view of Palos Verdes in the distance.
Crystal Cove is has panoramic sweeping views of the Pacific Ocean, Catalina Island, and as far north as Long Beach and Palos Verdes.
One downside of the Santa Ana winds is that the humidity drops very low, and the weather is very dry. This creates incredible fire danger in Southern California which has been going on here for the past several days.
Corona del Mar (which literally means Crown of the Sea) is a community of Newport Beach. Some of the areas include Cameo Shores beaches, and these photos were taken on a cool Fall morning while exploring the beach at Cameo Shores. The sea life is so beautiful.

The beaches at Cameo Shores are stunning with incredible sea life. It is a beautiful place to explore. This photo looks
like a window on the world - a climb through. Here is another one in the distance the waves crash through.

This photo is a view of Newport Harbor looking out towards the jetty - it is very quiet with few boats out that day.
Dana Point harbor (below) as people are waiting to get on the Catalina Express. Many of the people were going to Scuba dive in Avalon, Catalina, and there were quite a few others who were going to participate in the Catalina Triathlon.

This is a view in Corona del Mar, and the water is incredibly clear as you can see the kelp in the water. There are a few boats anchored in the distance, but overall it is a pretty quiet boating day.
This last photograph is a sunset in the Newport Shores area of Newport Beach.

Lido Island Market Trends
Yesterday - I went and previewed some homes on Lido Island in Newport Beach. Currently the lowest priced bay front on Via Lido Nord and is priced at $3,349,126. This property is located on the bay and right along a sandy beach. There is no slip, and one cannot be added. However, the views are phenomenal. This a good price for a bay front home.
Here is a photo of the view from this property looking out to the bay. What a great place to view the annual parade of lights tour in December.

The following is the Lido Island Market absorption graph for the past one year.

Tree Lighting Ceremony Fashion Island, Newport Beach
Last week, I visited Fashion Island last week to find out if they were in the process of putting up the annual Christmas Tree in the courtyard at Fashion Island. And on a warm afternoon, they were in the process of putting up the tree and adding branches to fill it in. Many of the branches were on the ground and the workers were in the process of creating and filling the tree. The tree branches were narrowed at the ends and placed into holes which were drilled into the tree trunk with shims. It was an interesting process. The tree is also anchored to the buildings. Curious about how the tree stays green throughout the season, the workers explained that after the tree was shaped, they sprayed it with a preservative and fire retardant which keeps it green through out the holiday season.
The annual Tree Lighting Ceremony at Fashion Island in Newport Beach will be November 21 - 22, 2008 at 6:00 pm. The tree will have over 23,000 lights and ornaments creating a most beautiful site. The tree lighting will be accompanied by a visit from Santa Claus and a musical named "The Magical Spirit of Christmas." Olympic medalist Cathy Rigby will be featured in this musical along with a cast of very talented students from the California Conservatory of the Arts in San Juan Capistrano. Visit the Fashion Island website for more information about the annual Tree Lighting Ceremony. Lookout Point - Corona del Mar, CA

Lookout Point is a park which has sweeping views of Newport Harbor, Corona del Mar, Catalina Island and the Pacific Ocean. Located on Ocean Boulevard in Corona del Mar between Goldenrod and Heliotrope, right above Big Corona - Corona del Mar Beach.
Many visitors and come and sit on the benches to enjoy the spectacular view. Also, walk to the beach at Big Corona for a day in the sun and water.

The jetty is between Corona del Mar and Newport Beach which leads to the Pacific. On the Newport side of the jetty is the area of the beach known as the Wedge - which can have huge waves!!! Sometimes the waves break over the jetty depending upon the swell.

This is a view of Newport Harbor.
Lookout Point is open to the public, and can actually accommodate small weddings.
It is a beautiful area, and there are views in all directions. There are also many luxury homes in this area. It is a great place to visit, and enjoy the views.
