I was recently contacted by a Seller, wondering if she could contact the Real Estate Council of Ontario (they get to suspend our license, when we're not following the rules) ... in order to have a Brokerage cancel a listing agreement, because she is very unhappy with the salesperson.

I told her to call the office Manager or Broker of Record directly, and speak with them, and maybe they can have someone else service the contract. She was just not happy. She doesn't even want to make that phone call.
First of all, we have to be careful not to get involved with someone else's contract, or someone else's client.
Consumers need to understand that when they enter into a listing agreement with a Brokerage, that contract can only be cancelled if both sides agree.
If the salesperson and the seller aren't seeing eye to eye, it's important to sit down and discuss the issues.
Sometimes a seller may not be aware of everything the salesperson is doing, to market the property.

It's very important that we keep our clients informed of everything we are doing.
It's important that we stay in touch, even if there is no news to report.
In a tough market, it's going to be all the more important that we keep in touch with our clients, and inform them of all the steps we are taking; which may have to include a price reduction, if all marketing efforts have been exhausted, and the home just isn't selling.
It may mean sprucing up the house; a new paint job, de-cluttering, staging... could be a number of things ... but it's important to discuss them...
You may be surprised at how hard your Realtor is working to get the house sold.
If after you've had that conversation you are still not satisfied that this person is doing everything possible, or looking after your best interests, your next step should be to call his or her manager, or the Broker of Record, and have a conversation with them about this. Tell them what you're not happy with. They will usually find a solution, or at least help to get there ...
When the problem is so big that you change your mind about selling the house, and you want to take the house off the market, you have to understand that by taking the house off the market, this does not mean that you are free to list it with someone else. If both parties are not in agreement (about cancelling), that contract is still valid. If the brokerage refuses to cancel the listing, then you can ask them to suspend it. This will mean that there will not be any more showings but it does not mean that you can list the property with another brokerage. You will have to wait until the contract expires.
It is usually best to work with your salesperson and ensure you are on the same page from the beginning.
The Real Estate Council of Ontario, unfortunately, does not have any jurisdiction over contracts - over conduct, yes, you can file a complaint - over contracts, no ... - so it is easier to try to resolve the problem with the Brokerage, and do it quickly.
The Brokerage is also interested in resolving the issue and selling the house.
Work together, if you can.
If you are not sure how you feel about all of this, and are not sure that you and the Brokerage can work together through a lengthy contract, then sign only for the minimum amount of time, so that if things don't work out, you have only 2 months with that Brokerage, and then can feel free to list with someone else.
If the house is overpriced, no amount of marketing, and listing with different brokerages, will get that house sold. No amount of marketing dollars will get results.
Ensure that you are listing the house at the best price for the current market conditions.

There is an amazing selection of locally grown, organic produce, freshly baked bread, a selection of meats and dairy.

Don't forget to take your re-usable bags, as plastic bags available are few.

If you drive there, don't park on Shaw Street, by the park.
That area is reserved for the vendor vehicles.
There is also an on-leash area for pets.
Smoking is not allowed in the immediate market area.

Trinity Bellwoods Park is at the corner of Dundas & Shaw Street and the market vendors are set up on the on the North west side/tip of the park.
If you're coming from the South side along Queen Street, you can walk North on Crawford or Shaw Streets to Dundas, to find the market.

If you're getting there by TTC, your closest stop would be Ossington, and then you would walk East one block.

I know there are bad news everywhere we look.
The newspapers, the radio stations, our fellow realtors, our clients - everyone talks about the bad news, the bad market, the recession ...
However, as a home buyer, this is great news for you.
Keep in mind that although our friends to the South have been having some trouble, for quite some time, our mortgage 'rules' are quite different, and our mortgage funding works in a totally different way.
Banks (here) will not lend you more than your house is worth.
In fact, Banks are being very conservative and only getting worse (which is better for people, in the long run).
Think of it this way ...
- You have to pay rent every single month
- That rent is helping your Landlord pay for their (investment) property (see below) :)

- You have to pay rent each and every month, or you'll be kicked out of the house
- In most cases, you have to pay utilities on top of your rent
- You are helping your Landlord to increase their equity, while you are just throwing money away ...
In this market, sellers tend to be a little bit more flexible.
A seller has a house on the market, because they either need to sell, or want to sell.
The inventory is huge right now.
This means you have LOTS MORE houses to pick from, without the pressure of the bidding wars.
You can actually do a proper home inspection, and you can actually THINK carefully, before jumping in.
You may even be able to see 5 or 10 houses, and go back to your favourites, before they're all gone.
No pressure (or less pressure).
Yes, this is a great time to buy.
Think of it as forced savings.
While you pay down your mortgage, you are building equity ($$$$$$$$$$$$$) in your home.
With every mortgage payment you make, you are building your equity.
Real estate is, and always has been, a great long term investment.
Your salary will hopefully go up, as your mortgage balance goes down.
You will have equity, instead of helping your Landlord to build his empire on your hard earned money.
Don't let the news scare you. This is a great time to buy.
If you can afford the payments, and you have a good, permanent job, you have good credit ...
it's something you should seriously think about.
Would you rather buy when houses are selling for $50,000-$100,000 over asking?
I should think not. :)
