In Troy during the month of February, there were 38 new homes on the market at an average price of $182,114 and average square feet of 1793. There were 9 homes that went into contract in February which typically will close and transfer deed within 30 to 60 days. Average list price of those homes was $106,854. In February in Troy, there were 23 homes that sold. This is a great number! The average sales price was $143,780 and average days on market was 120 days.
The bad news is that 18 homes were listed and did not sell (expired). This usually happens for two reasons; one is that unfortunately the homeowner chose the wrong real estate agent. The agent listed their home for sale but did not market their home properly to sell it. The second reason is that the home may have been listed at too high of a price. The average original list price was $170,067 and the average final list price was $162,761. These homes were on the market an average of 207 days!
