DON'T be a rush to rent to an impatient tenant.
I've been there, done that and got BURNED!
Take your time as a landlord and evaluate the tenant. Thoroughly!
1) Get rental references.
2) Verify those references
3) Determine that your benchmark criteria for new tenants in terms of income limits and credit scores
4) Obtain an employment history.
5) If the employment history is sporadic, ask why and make sure you're satisfied with the reason provided.
6) Get a security deposit. A LARGE one as possible within the limits of the law
7) Use an expanded lease if you have to. My lease is 25 pages long. Everyone's responsibility is outlined so there's no guesswork.
8) Most importantly, take your time and do your homework. If you don't you just may regret it.
