BOO! Honestly, it is not that scary! It could not be a better time to purchase a home. With all the media about foreclosures, short sales, etc...a first time home buyer could get spooked! But don't let it. There are plenty of opportunities out there to purchase and the interest rates are averaging about 6.4% currently.
Between Barksdale AFB, casinos and various companies in our area, the real estate market is still thriving. There are many homes being LISTED and SOLD.

Whether you are in the process of purchasing a new home or thinking about it, think twice about going on a shopping spree using credit. Your mortgage pre-approval is subject to a final evaluation of your financial situation.
For example, every $100 you pay per month on a credit payment, could cost you about $10,000 in home equity.
Consider making any large purchases after you have left the closing table, even if you have a substantial amount of savings.
When thinking about selling your home, your home needs to be at it's best. A good first impression can make or break what a buyer offers on a home. Additionally, you are influencing the buyer emotionally and visually.
If a home has a bad first impression, it can discourage a potential buyer. It is a good idea to wait until your home is completely fixed up before you show it to any buyers. If the buyer has a negative impression of your home, it leaves them to feel that they can negotiate at a lower price.
When thinking about fixing up your home, view your home from the eyes of a buyer.
*Is your landscape maintained and in good condition?
*Is your front yard clean and free of trash and toys?
*Does the exterior or interior need a new coat of paint?
*Does your carpet have stains and need cleaning or replaced?
These are a few items that can be addressed and make a difference in a home selling or sitting on the market.
In the past the buyers could go and find their dream home and then go and get pre-approved. In today's market, that method has proven to be the least effective method in getting their dream home.
Just by asking some general questions, a lender can pre-qualify someone right over the phone. Please be aware that being pre-qualified and pre-approved are different things. Pre-approved means that you have gone through all the steps and applied for a mortgage. You have filled out the application, ran your credit report, verified your employment and compared your debts and assets. Once you have done this, you will know exactly what the maximum loan amount will be.
A pre-qualified letter is not verified and does not count for much credibility. When a seller is looking at two different buyers and one has been pre-approved and one has not; which contract would you choose?
Also, it is important to get pre-approved with a legitimate lender. Some choices of legitimate lenders include: banks, mortgage bankers, credit unions, savings and loan associations, mortgage brokers and online lenders.
