Stats from the 22 business days ended Oct. 21 shows that shoppers bought 2,693 Orange County homes. That is 56.3% above the year ago period that was ravaged by a credit crunch that just was hitting home loans. 29 of 83 Orange County ZIP codes - roughly 1-in-3 - saw sales volume double or more in this period vs. a year ago.
Best? Santa Ana's 92703, up 575%! Oh, by the way it took pricing 53.3% below a year ago to get that sales pop. O.C. median selling price of $417,500. That is down 26.6% vs. a year ago and 35% below June 2007's peak of $645,000. Ouch, a loss of $227,500!
The last time the median was lower? June 2003 - when the Fed stopped its 1% money policy of the early part of this decade. (By the way: Fed's back at 1% now!)

Datquick's first peek at October's Orange County home buying, based on the 22 business days ended October 6 shows a big decline from last years home buying sales price. The median selling price was $420,000 down 27.2 percent versus a year ago and 35 percent below June's 2007 peak of $645,000. The last time the median was lower was July 2003.
The Dow Jones industrial average closed July 2003 at 9,233. The median price for a condominium was $290,000. Shoppers bought 2,877 Orange County homes, up 70 percent from the credit crunched days of October 2007. In July 2003, shoppers bought 6,174 Orange County homes.
Orange County home sales have beaten the year-ago level for three straight months after 33 months of decline. Since 1988, monthly sales have averaged 3,700.

In Laguna Niguel this week, the city is accepting applications for positions on various advisory panels. The Environmental Review Board, Investment Banking and Adult Committee, Parks and Recreation Commission, Planning Commission, Public Safety Committee, Senior Citizens Committee and the Traffic and Transportation Committee all have vacancies or will have after December 31. Applications will be accepted until 5 p.m. October 31 at City Hall.

For the 22 buisness days ending September 19, Orange County sales increased 47.6 percent. However, the median sales price fell at 26.6 percent.
In Aliso Viejo the median sale home price was $413,750. Thats a 18.9 percent decrease from 2007. The sales volume was 80, a 53.8 percent change from last year.
In Dana Point the median sale home price was $850,000, a 57.3 percent decrease from the previous year. Dana Point's sales volume was 10, a 42.9 percent change from 2007.
In Laguna Beach the median sale home price for the last four weeks was $1,337,500. That increases Laguna's median home price by 20 percent compared to last year.
In Laguna Niguel the median sale home price was $558,000, a 20.0 percent decrease from 2007. Laguna Niguel's sales volume was 74, a 15.6 percent change from a year ago.
In Mission Viejo the median sale home price was $499,250, a 21.7 percent decrease from 2007. Sales volume in Mission Viejo was at 68, a 70 percent change from last year.

Monsters Wanted in Laguna Niguel!
Monster volunteers are wanted and welcome to participated in this years haunted trails. Sign Ups will take place on Monday, October 6th, at Crown Valley Park. Monsters must be at least 14 years old, willing to wear creepy clothing, put on make-up, practice "safe scare" techniques and have the ability to scream loudly and follow directions.
