      <description>&lt;p style=&quot;text-align: left;&quot;&gt;&lt;img title=&quot;keys for cash&quot; src=&quot;/image_store/uploads/2/6/8/1/2/ar122847514721862.jpg&quot; height=&quot;160&quot; alt=&quot;keys&quot; width=&quot;105&quot; style=&quot;float: left; margin: 5px;&quot; /&gt;The pride that people feel when they move into a new home is often nowhere in sight when their circumstances change and the bank forecloses on the home.&amp;nbsp; In fact, banks who try to reclaim foreclosed homes often find them vandalized by the former owners, so consumed with anger and frustration that they lash out at their once-beloved property.&amp;nbsp; A recent survey of real estate agents done by Campbell Communications of Washington, D.C. conjectures that half of the foreclosed properties owned by banks have substantial damage by the time the banks get possession.&amp;nbsp; When &quot;house love&quot; turns to &quot;house rage,&quot; the house becomes the stage for destructive drama.&lt;/p&gt;
&lt;p&gt;The anger is often fueled by the vagaries of the market.&amp;nbsp; Owners who bought in Las Vegas 10 -15 years ago, for example, might have paid less than $150,000 for their homes.&amp;nbsp; By 2005 -2007, the property might have appraised for $250-500,000.&amp;nbsp;&amp;nbsp; Based on the skyrocketing value over the years, many people took out home equity loans on the higher value.&amp;nbsp; Within the last year, properties have deflated and stripped people of the profit they thought they had, a serious problem if they had taken out a second mortgage.&amp;nbsp; When some people fell into financial trouble, they could not plan on selling the house for the value of their second mortgage or home equity loan.&amp;nbsp; These cases, plus the thousands who had subprime, interest only, or Adjustable Rate Mortgages, often found their way into foreclosure.&lt;/p&gt;
&lt;p&gt;Many banks in Las Vegas and elsewhere have tried to decrease the likelihood that people who have lost their homes will damage them by offering them &quot;cash for keys.&quot;&amp;nbsp; In return for leaving the property by a certain date and leaving it in good condition, the formers owner receives a cash payment from the bank.&amp;nbsp; Negotiators start low with a $300-500 offer but will go much higher to prevent loss and prevent costs of evictions of people who don't want to leave, (or who, perhaps, cannot afford to put down the deposits on a new place.)&amp;nbsp; A few hundred or even a few thousand dollars will help the former owner get relocated and allow the bank to resell the home more quickly.&lt;/p&gt;
&lt;p&gt;Money has proven to be good loss prevention against serious vandalism.&amp;nbsp; Banks were finding that many homes they got back were stripped of built-in appliances, light fixtures, and copper plumbing.&amp;nbsp; There were holes in the wall, graffiti, paint deliberately dumped on the carpeting, broken windows, cabinet doors ripped off, crowbar damage to staircases - all deliberate damage, not just a few un-spackled holes from pictures and few unwanted items left behind.&amp;nbsp; Pets were often left in homes without food, water, and a way to relieve themselves, except on the floors.&amp;nbsp; Banks, already thrown into the real estate market, now had more homes on the books that had to be sold &quot;as-is.&quot;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Offering &quot;cash for keys&quot; gives former homeowners a little dignity and a little cash to take the first step toward rebuilding their lives.&amp;nbsp; It minimizes additional costs for the bank, keeps up property values, and makes the home more saleable.&lt;/p&gt;
&lt;p&gt;While no figures are available on how often &quot;cash for keys&quot; transactions are made, agents who handle foreclosed properties for Las Vegas report that it is a &quot;regular part of the job.&quot;&amp;nbsp; Not everyone who is forced to leave their home damages it on the way out.&amp;nbsp; Many foreclosure victims could use a little help to move on; homeowners can request &quot;cash for keys&quot; assistance from the lender without threatening damage to the house.&lt;/p&gt;
&lt;p&gt;With foreclosure activity raging strong in Las Vegas, and with more foreclosures to come, &quot;cash for keys&quot; will continue to be an important program.&lt;/p&gt;

      <title>The Magic of Las Vegas - Lance Burton Monte Carlo - Criss Angel &amp; Holly Madison - MGM City Center</title>

&lt;p&gt;&lt;span style=&quot;font-size: 12pt;&quot;&gt;We spent Wednesday night with a long time Las Vegas headliner, Master Magician Lance Burton at Monte Carlo on the Vegas Strip. Even with our front row seats, Lance continues to prove why he is a true master of his craft, with a performance of illusion after illusion that leaves you with that... 'How'd he do that?&quot; From the simplest slight of hand, to his many birds and ducks that appear out of nowhere, to his more elaborate illusions with his dancers or vanishing and floating corvette and the $10 million in gold he uses to turn an assistant into a gold statue, his show continues to entertain.&lt;br&gt;&lt;br&gt;Lance's show offers up the intimate style of magician interacting with the audience. His one-on-one with the audience is a contrast to the many large production shows, and that allows his warmth and humor to shine through. Audience volunteers also include children, something that Lance experienced himself as an audience volunteer at age 5. He was mystified by Master Magician Harry Collins and began studying magic and performing for children in his neighborhood. By his teens, Collins had noticed Lance's deep interest and became his mentor, later passing the magic wand off to his understudy.&lt;br&gt;&lt;br&gt;In addition to Lance's own subtle comedy, you'll find the antics of his special guest performer even more laughable. Comic Juggler Michael Goudeau's outrageous segment continues to have the audience roaring. Of course he gets some of those laughs at the slapstick expense of 'stage hand' Tom, who is the brunt of a few of his 'accidents'. He also returns in other segments of the show.&lt;br&gt;&lt;br&gt;Over the years, it's not unusual for celebrities to turn up in Lance's audience. There's a long list that I can recall since I've been here, and last night Lance made more magically appear and introduced them at the end of the show.  A few rows behind us was Criss Angel of TV's Mindfreak and his new Cirque show 'Believe' that recently opened at Luxor. It along with City Center will open in stages throughout 2009 and shows the continued commitment to the future of Las Vegas.&lt;/span&gt;&lt;/p&gt;

by your local Realtor(R) association prior to selling them. If you are a member
