What Sold in Tacoma this Week!

I hope everyone had a fantastic Thanksgiving. I divided my time between family togetherness and recovering from family togetherness at friends houses. While most of the city was off spending quality time with their families over turkey, 22 Tacomans bought houses!

Those houses ranged in price from $124,000 to $507,000. They sold for about 4% less than the price they were listed at and spent an average of 127 days on the market before selling. Also, they were all houses, no condos closed this week.

The last week of the month is usually the busiest as far as home closings go, and I heard through the grapevine that there were a lot of agents and lenders scrambling to get their clients homes closed before the Thanksgiving Holiday. Whew!

LakeLand Village~Allyn~WA~ November -Happenings in the Real Estate Market

It's hard to believe that the Holidays are upon us! But even with the holiday activity,there are still people out there buying and selling and everyday people ask me what is going on in the real estate market in Belfair and Allyn? I love reviewing the stats for the different areas and sharing that information with each and everyone who asks! Today we are going to look specifically at the real estate market in Lakeland Village in Allyn, WA.

Here's the latest for the month of November.

ACTIVE HOMES FOR SALE IN LAKELAND VILLAGE: (these are what a seller is up against for competition and what is available for buyers to purchase).

There are currently 31 active homes for sale listed with realtors in LakeLand Village. The average days on the market for these homes is 278 days. The average asking (list price) for these homes is $342,047.The average $$'s per square foot of these homes is down to $162.17 (this number is determined by the list price divided by the square footage of the home - heated living space only and does not include the garage). It is another number to look at to see how competitive a seller is against the other comparable homes. A seller needs to be the BEST PRICED HOME OUT THERE AGAINST THE COMPETITION in todays market in order to get sold!

UNDER CONTRACT (The buyer and seller have mutually agreed upon terms for the sale of the home): (This is what is happening right now - what buyers are looking for and making offers on).

There are currently 5 homes in LakeLand Village that are either contingent or pending.

There are (2) of the (5) that are contingent which means that the Buyer must sell their home first in order to move forward in the purchase of the new home.

The remaining (3) are in a pending status which means that the Buyer is going through the process of closing the transaction (i.e. inspections, financing and any other contingencies in the contract).The average price for the homes under contract is $ 299,150; Average dollars per square foot of these homes is $160.32. We will not know what they sold for until they have actually closed the transaction.

SOLDS HOMES IN LAKELAND VILLAGE FOR THE MONTH OF NOVEMBER: (These are the FACTS of what a buyer is willing to pay for a home.)

For the Month of November, LakeLand Villages homes that were closed (sold) were (2). The Average price for these homes was $257,450.00. Average days on the market for these homes was 105 days. The average dollars per sq ft sold was $127.18.

What does all this mean? It means that buyers still have MANY choices in the LakeLand Village ReaL Estate market, and that the homes that they are making offers on (pending and contingent) are homes that are priced better than the active average price as well better $$'s per square foot. The sold homes show us that buyers are purchasing based on the best deals out there. Also notice the days on average on the market for sold homes -105 days. They sold quickly because they were COMPETIVELY PRICED and took an agressive market approach with their price against the other homes for sale.

Washington Real Estate on Sale...and Just Got Cheaper!

The Real Estate SALE...

With homes in Tacoma and the surrounding cities of Pierce, King, and Thurston Counties at discount prices, the sale just got better today with lower interest rates.

In today's "Daily Rate Lock Advisory," offered by Mortgage Commentary 2008 of Mortgage Xsites, the author writes "Monday's bond market has opened strong...The bond market is currently up 30/32, which will likely improve this morning's mortgage rates by approximately .500 of a discount point."

Port Orchard | The Video

A couple of months back I received a contact from Ron Finney of NorthWoods Productions requesting permission to use a photo I had taken and uploaded to Google Images. This photo uploaded to Google led him to my web site where the photo is used. You see Ron was in the process of putting together the Visitor's Video for the Port Orchard Chamber of Commerce and must have been researching for local area photos. Of course I said yes and have been checking for the video on-line every so often.

Well, today I was reading the blogs over at the Kitsap Sun - the local newspaper and found the information on Chris Henry's blog Speaking of South Kitsap about the release of Ron's video.

If you look real quick at 9:33 on the time line there is a picture I took of the Naval Museum in Bremerton. How exciting to be a part of the local area! Thanks Ron for including me in the video and you did an amazing job! I love it and will be sending the link to those relocating to the area!

Washington State's Mason County Real Estate Data - Is What It Is.

First Post of the Month... and would'nt you know it, I just have to provide a statistical report for Mason County Real Estate for the two week period of November 1st through November 15th. I know there are some local Realtors and industry followers out there just waiting anxiously for this informative information.

The following Real Estate data - is what it is. You tell me how we're doing.

Real Estate Sales for November 1 through November 15, 2008 posted 30 total sales in the amount of $5,085,625.

Single family homes on less than 5 acres accounted for 16 of the total sales. New single family homes posted 2 sales. There was 1 sale of a Multi-family unit, 1 sale of a Commercial property and 1 Condominium sale.

Land sold with a Mobile recorded 3 sales. There were also 3 sales of Land Only - Short Plat and 3 Land Only- Unplatted.

The North end of the County had 11 sales in the amount of $1,901,375, followed by the Shelton area with 10 sales in the amount of $1,674,600. The West side of the County brought in 6 sales in the amount of $701,150, while Hartstene Island/Agate area had 3 sales in the amount of $808,500.

Prices for Resale homes on less than 5 acres ranged from a high of 1 sale at $400,000 plus to a low of 1 in the $25,000 to $39,999 range. 3 properties sold in the $250,000 to $299,999, 3 in the $160,000 to $179,999 and 3 in the $145,000 to $159,999 range.

The Average Price for this two week period for a Single Family Resale was $176,311 and Median price of $156,000. (Note: Median price definition is one half of the homes sold at a price above the Median and the other half sold at a price below the Median.)

On the Loans and Mortgage side, there were 95 loans in the amount of $15,629,507. The Types of Loans taken out were 10 Arms, 63 Conventionals, 17 FHAs, 3 Privates and 2 VA's.

The Average rate of a Conventional 30 year real estate loan was 6.31%.
