      <title>What Sold in Tacoma this Week!</title>

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Those houses ranged in price from $124,000 to $507,000.&lt;/strong&gt; They sold for about 4% less than the price they were listed at and spent an average of 127 days on the market before selling.&amp;nbsp; Also, they were all houses, no condos closed this week.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The last week of the month is usually the busiest as far as home closings go, and I heard through the grapevine that there were a lot of agents and lenders scrambling to get their clients homes closed before the Thanksgiving Holiday.&amp;nbsp; Whew!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;It's hard to believe that the Holidays are upon us!&lt;/strong&gt; But even with the holiday activity,there are still people out there buying and selling&amp;nbsp;and&amp;nbsp;everyday&amp;nbsp; people ask me what is going on in &lt;strong&gt;&lt;em&gt;the real estate market in Belfair and Allyn?&lt;/em&gt;&lt;/strong&gt; I love reviewing the stats for the different areas and sharing that information with each and everyone who asks!&amp;nbsp;Today we are going to look specifically at the &lt;strong&gt;real estate market in &lt;a href=&quot;http://www.lakelandliving.com&quot; title=&quot;Belfair~Allyn~LakeLand Village&quot;&gt;Lakeland Village&lt;/a&gt; in Allyn, WA&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Here's the latest for &lt;strong&gt;&lt;em&gt;&amp;nbsp;the month of November. &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;ACTIVE HOMES FOR SALE IN LAKELAND VILLAGE:&lt;/strong&gt;&lt;/span&gt;&lt;em&gt; (these are what a seller is up against for competition and what is available for buyers to purchase).&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;There are currently &lt;strong&gt;&lt;em&gt;31 active homes for sale&lt;/em&gt;&lt;/strong&gt; listed with realtors in &lt;strong&gt;LakeLand Village&lt;/strong&gt;.&amp;nbsp; The &lt;em&gt;&lt;strong&gt;average days on the market&lt;/strong&gt;&lt;/em&gt; for these homes is &lt;strong&gt;&lt;em&gt;278 days&lt;/em&gt;&lt;/strong&gt;.&amp;nbsp;The &lt;strong&gt;&lt;em&gt;average asking&amp;nbsp;(list price) for these homes is $342,047.&lt;/em&gt;&lt;/strong&gt;The &lt;strong&gt;&lt;em&gt;average $$'s per square foot&lt;/em&gt;&lt;/strong&gt; of these homes is down to &lt;strong&gt;&lt;em&gt;$162.17&lt;/em&gt;&lt;/strong&gt; (&lt;em&gt;this number is determined by the list price divided by the square footage of the home - heated living space only and does not include the garage). It is another number to look at to see how&amp;nbsp; competitive a seller is against the other comparable homes.&lt;/em&gt;&amp;nbsp;&lt;strong&gt;A seller needs to be the BEST PRICED HOME OUT THERE AGAINST THE COMPETITION in todays market in order to get sold! &lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;UNDER CONTRACT (The buyer and seller have mutually agreed upon terms for the sale of the home):&lt;/span&gt;&lt;/strong&gt; (&lt;em&gt;This is what is happening right now - what buyers are looking for and making offers on).&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;There are currently &lt;strong&gt;&lt;em&gt;5 homes&amp;nbsp;in LakeLand Village that are either contingent or pending.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;padding-left: 30px;&quot;&gt;There are &lt;strong&gt;&lt;em&gt;(2)&amp;nbsp; of the (5) that are contingent&lt;/em&gt;&lt;/strong&gt; which means that the Buyer must sell their home first in order to move forward in the purchase of the new home.&lt;/p&gt;
&lt;p style=&quot;padding-left: 30px;&quot;&gt;The remaining &lt;strong&gt;&lt;em&gt;(3)&amp;nbsp;are in a pending&lt;/em&gt;&lt;/strong&gt; status which means that the Buyer is going through the process of closing the transaction (i.e. inspections, financing and any other contingencies in the contract).&lt;strong&gt;&lt;em&gt;The average price for the homes under contract is $ 299,150&lt;/em&gt;&lt;/strong&gt;; Average dollars per square foot&amp;nbsp; of these homes is &lt;strong&gt;$160.32&lt;/strong&gt;. We will not know what they sold for until they have actually closed the transaction.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;SOLDS HOMES IN LAKELAND VILLAGE FOR THE MONTH OF NOVEMBER:&lt;/span&gt;&lt;/strong&gt; (&lt;em&gt;These are&amp;nbsp; the FACTS of what a &amp;nbsp;buyer is willing to pay for a home.)&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;For the Month of November, LakeLand Villages homes that were &lt;strong&gt;&lt;em&gt;closed (sold) were (2).&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&lt;strong&gt;&lt;em&gt;The Average price&lt;/em&gt;&lt;/strong&gt; for&amp;nbsp; these homes was &lt;strong&gt;$257,450.00&lt;/strong&gt;.&amp;nbsp; &lt;strong&gt;Average days on the market for these&amp;nbsp;homes was 105 days.&lt;/strong&gt; The average dollars per sq ft sold was &lt;strong&gt;$127.18.&lt;/strong&gt; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;What does all this mean?&lt;/em&gt;&amp;nbsp; &lt;em&gt;It means that buyers still have MANY choices in the LakeLand Village ReaL Estate market,&lt;/em&gt; and that the homes that they are making offers on (pending and contingent) are &lt;em&gt;homes that are priced better&lt;/em&gt; than the active average price as well&amp;nbsp;better $$'s per square foot.&amp;nbsp;The sold homes show us that buyers are purchasing based on the best deals out there.&amp;nbsp; Also notice the days on average on the market for sold homes -&lt;em&gt;105 days&lt;/em&gt;.&amp;nbsp; They sold quickly because they were &lt;em&gt;COMPETIVELY PRICED&lt;/em&gt;&amp;nbsp; and took an &lt;em&gt;agressive market approach&lt;/em&gt; with their price against the other homes for sale. &lt;/strong&gt;&lt;/p&gt;

      <title>Washington State's Mason County Real Estate Data - Is What It Is.</title>
      <description>&lt;p&gt;&lt;strong&gt;First Post&amp;nbsp;of the Month&lt;/strong&gt;... and would'nt you know it, I&amp;nbsp;just have to provide a&amp;nbsp;statistical report for Mason County&amp;nbsp;Real Estate for the&amp;nbsp;two week period of November 1st through&amp;nbsp;November 15th. I know there are some local Realtors and industry followers&amp;nbsp;out there just waiting anxiously for&amp;nbsp;this informative information.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The &lt;/strong&gt;following Real Estate data -&amp;nbsp;&lt;strong&gt;is what it is&lt;/strong&gt;. You tell me how we're doing.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Real Estate Sales for November 1 through November 15, 2008&lt;/strong&gt; posted 30 total sales in the amount of $5,085,625.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Single family&lt;/strong&gt; homes on less than 5 acres accounted for 16 of the total sales. &lt;strong&gt;New single&lt;/strong&gt; family homes posted 2 sales. There was 1 sale of a M&lt;strong&gt;ulti-family&lt;/strong&gt; unit, 1 sale of a &lt;strong&gt;Commercial&lt;/strong&gt; property and 1 &lt;strong&gt;Condominium&lt;/strong&gt; sale.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Land sold with a Mobile&lt;/strong&gt; recorded 3 sales. There were also 3 sales of &lt;strong&gt;Land Only - Short Plat&lt;/strong&gt; and 3 &lt;strong&gt;Land Only- Unplatted.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;North end&lt;/strong&gt; of the County had 11 sales in the amount of $1,901,375, followed by the &lt;strong&gt;Shelton&lt;/strong&gt; area with 10 sales in the amount of $1,674,600. The &lt;strong&gt;West side&lt;/strong&gt; of the County brought in 6 sales in the amount of $701,150, while &lt;strong&gt;Hartstene Island/Agate&lt;/strong&gt; area had 3 sales in the amount of $808,500.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Prices&lt;/strong&gt; for Resale homes on less than 5 acres ranged from a high of 1 sale at $400,000 plus to a low of 1 in the $25,000 to $39,999 range. 3 properties sold in the $250,000 to $299,999, 3 in the $160,000 to $179,999 and 3 in the $145,000 to $159,999 range.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;Average Price&lt;/strong&gt; for this two week period for a Single Family Resale was $176,311 and &lt;strong&gt;Median price&lt;/strong&gt; of $156,000. &lt;em&gt;(Note: Median price definition is one half of the homes sold at a price above the Median and the other half sold at a price below the Median.)&lt;/em&gt;&lt;/p&gt;
